How do we assess Fire Safety in a property?

Included as part of our standard health and safety inspection, a fire safety inspection typically involves a comprehensive evaluation of the home to assess its compliance with fire safety regulations and identify potential fire hazards. The specific items included in a fire safety inspection may vary depending on local regulations and the size and construction of the building being inspected. We will be using the Home Office: A guide to compliance with fire safety law for those responsible for safety in small paying-guest-accommodation.

The inspection will generally cover the following areas:

  1. Fire detection and alarm systems: Inspectors will check the functionality, placement, and maintenance of smoke detectors, fire alarms, and other fire detection devices to ensure they are in proper working condition.
  2. Fire suppression systems: This includes inspecting fire sprinkler systems, fire extinguishers, and any other fire suppression equipment to ensure they are operational and compliant with relevant standards.
  3. Emergency lighting and exit signs: Inspectors will verify that emergency lighting systems are functional and that exit signs are properly illuminated and placed to guide occupants to safety in the event of a fire.
  4. Means of egress: This involves assessing the layout and accessibility of escape routes, including doors, stairwells, corridors, and exits, to ensure they are unobstructed and provide safe evacuation paths.
  5. Fire escape routes and evacuation plans: Inspectors will review evacuation plans and procedures to ensure they are up to date and adequate for the building’s occupancy and layout.
  6. Electrical systems: Inspectors will examine electrical wiring, outlets, and appliances to identify any potential fire hazards, such as overloaded circuits or damaged wiring.
  7. Flammable materials storage: This includes inspecting areas where flammable materials are stored or used to ensure proper storage practices are followed and that there are adequate measures in place to prevent fire hazards.
  8. Building structural elements: Inspectors will assess the structural integrity of the building, including walls, ceilings, floors, and fire-rated partitions, to ensure they meet fire safety standards and can contain the spread of fire.
  9. Fire doors and barriers: Inspectors will check the condition and functionality of fire doors and barriers to ensure they can effectively compartmentalize fire and smoke and prevent their spread throughout the building.
  10. Housekeeping and maintenance: Inspectors will evaluate general housekeeping practices and maintenance procedures to identify any factors that could contribute to fire hazards, such as clutter, improper storage, or lack of maintenance of fire safety equipment.

After the inspection, the inspector will make recommendations for any actions to improve fire safety compliance.

We appreciate that carrying out an inspection online can mean that some areas may be missed but we will build great working, honest and transparent relationships with you, as short term let landlords, so you can trust our recommendations will be in line with appropriate guidance and considerate of the age, size, and style of the building.
